The wet spot on your ceiling is frequently several feet from the actual entry point. We diagnose from both sides where access allows, and for active leaks during a storm we can install a temporary dry-in or tarp to stop the intrusion, then return for the permanent repair once conditions allow safe work. Getting water stopped quickly is usually the difference between a small repair and a ceiling replacement.

We would rather repair a roof that has life left in it than sell a replacement that is not needed

  1. How old is the roof?

    Repairing a 4-year-old roof is obviously worth it. Repairing an 18-year-old shingle roof usually means paying twice within a couple of years.

  2. How localised is the damage?

    One slope, one penetration, one valley: repair. Failures scattered across multiple planes: the underlayment is done.

  3. Is the decking sound?

    If moisture has already reached the sheathing across a broad area, patching the covering does not address the actual problem.

  4. What does the cost comparison look like?

    When a repair quote climbs past roughly a third of replacement cost on an older roof, replacement is usually the better use of the money.
